Flips

This was our first flip house.  We updated the floors and kitchen and painted.  We finished the basement and split the upstairs bathroom into an ensuite and public bathroom.  In total the house went from a 2 and 1 with an unfinished basement to a 5 and 3 all finished.

This flip was close to home since we lived in the house as we updated it.  We added a bathroom and totally gutted the kitchen.  Getting this more than 100 year old house nearly level on the floors was one of the hardest challenges.  We put in 2 new posts in the basement to increase the amount of support and used 2 layers of subfloor to have enough play to get everything flat.

This flip warranted some nicer finishes.  The market was strong during the purchase and sale of the house.  For this project we were able to permit all the work adding about 800 sqft to the house and getting an engineering report for a beam that was put in and ultimately condemned the house before we purchased it.
